All the running costs are included except those of your own demise. The following are normally part of the service charge:

Upkeep, Cleaning & Decoration of Common Parts
Security / CCTV
Water Rates, Heating, Electricity
Health & Safety
Access Control Systems
Engineering & Public Liability insurance
Often building insurance is payable separately from the service charge. The amount of service charge and building insurance you pay is usually worked out on a pro-rata basis.
